This model recovers extra heat from its exhaust.
A hot tap starts a sequence: detect water, establish air movement, light the burner, then regulate heat. Explore the parts that make each step possible. Condensing means recovering enough exhaust heat to turn some of its water vapor into liquid.

The burner waits for a hot-water draw. Models equipped with recirculation or freeze protection can also run those functions while the taps are closed.
01 / Detect the demand
This sensor tells the control that water is moving. A tiny trickle may be below the model’s minimum flow needed to start heating.
What a technician checks: compare actual flow with the control’s flow reading. A trickle may simply be too small to start heating. An inlet restriction or mixing problem may change the amount passing through it.
02 / Make the heat
The gas valve controls fuel entering the burner. Ignition lights the air-and-gas mixture, and the control adjusts the flame as water demand changes.
What a technician checks: an ignition failure needs evidence about fuel delivery, air, ignition and flame detection. We check the gas supply while the heater is running, then follow the model’s ignition checks. A gas line can show pressure with everything off and still fall short under load.
03 / Transfer the heat
A heat exchanger transfers heat through metal into the water. The drinking water and combustion gases stay in separate passages.
The technician measures inlet and outlet temperatures alongside flow. That shows how much heat reaches the water and helps narrow a low-temperature complaint to demand, heat transfer, controls or mixing farther along the pipes.
04 / Recover more heat
Incoming water first collects heat from the cooler exhaust, then reaches the main exchanger. Cooling that exhaust produces liquid called condensate.
Follow the incoming-water line through this exchanger first. It picks up heat that would otherwise leave with the exhaust, then continues to the main heating section.
05 / Supply air and carry exhaust away
The fan brings air to the burner and moves exhaust through the vent to outdoors. Pipe size, route and length affect how freely that air can move.
The technician checks the intake and exhaust for blockage, damage and loose connections, then compares the vent material and route with the heater’s manual.
06 / Remove the liquid
Cooling the exhaust produces acidic water called condensate. It leaves through a drain, with a neutralizer where required to reduce its acidity before disposal.
What service checks: drainage, blockage, leakage, freeze exposure and any required neutralizer. A neutralizer treats the acidity of the condensate before disposal.
07 / Make maintenance possible
The shutoffs isolate the heater. The capped service ports let a technician connect flushing equipment. Mineral buildup, called scale, can restrict water passages and heat transfer.
The service ports let cleaning fluid circulate through the heater during descaling. The relief-valve branch stays connected to the heater above the water shutoff, giving pressure a way out. Keep its discharge pipe open.
08 / Coordinate the heater
The control uses sensor readings to manage heating. An error code records a detected condition for the technician to investigate. Match the code to the exact model.
The error code points to the condition the control detected. Comparing sensor readings with the manual’s expected values helps locate the failed step in the heating sequence.

Capacity, in plain English
Flow rate means gallons passing through each minute, abbreviated GPM. Temperature rise means how many degrees the heater adds. Water entering at 40°F and leaving at 120°F needs an 80°F rise.
Colder incoming water reduces how much hot water a heater can deliver per minute. Size it from the manufacturer’s flow chart at the needed rise and the taps used together.

The cooled water already in the pipe still has to leave before hot water arrives. Recirculation uses a pump and a return path to reduce that wait. Compatibility and controls matter.
Gas units also need electricity for their controls. Whole-home electric tankless uses heating elements and can require substantial electrical capacity.

Electric tankless heaters warm the water with electric elements. Some models also include a small buffer tank or a pump that circulates hot water through the home.

Plan an installation →Understand service
Flushing carries loose sediment out through the tank’s drain valve. That sediment collects at the bottom, where it can contribute to rumbling and interfere with heating. The amount of buildup and condition of the drain valve affect how well flushing works.
During service, we follow the heater’s flushing procedure, inspect the drain valve for leaks and check heating afterward.
Descaling circulates a compatible cleaning solution through the heater’s water passages to remove mineral deposits. The model’s maintenance instructions give the method and solution. Service also includes checking the inlet filter, air path and condensate drain.
Navien NPE-2 owner’s manual: maintenance and troubleshooting ↗Keep the air path and filter clean and the condensate drain clear. A blocked filter affects heat transfer; a blocked drain can look like a plumbing leak. The manufacturer specifies the schedule and any access or isolation steps.
ENERGY STAR: heat-pump servicing ↗Compare hot and cold water at the same faucet. Odor that appears after heating can involve the water chemistry and the anode, a metal rod that protects the tank by corroding in its place. Treatment should address the odor while preserving that tank protection.
Rumbling while heating and a bang when a valve closes are different clues. Record when the sound occurs. A gas odor in the room is a separate emergency: leave and contact emergency help from outside.

The factory label
The manufacture date is usually hidden in the serial number. Every brand hides it differently.
The serial is the only required field. The model helps us confirm size, fuel, and warranty context. If the label is hard to read, the booking form accepts a photo.

Why Utah prices can look different
Utah limits emissions from natural-gas water heaters in mapped air-quality areas. Start with the address, then check the fuel and exact model.
Why the address changes the equipment
Check the location first. Utah’s emissions rule covers natural-gas heaters in mapped air-quality areas. It does not cover electric or propane heaters. The boundary does not simply follow city or ZIP lines.

Check the model before comparing prices
Two 50-gallon tanks can have different burners. For a natural-gas heater inside the boundary, check the exact model’s emissions label against the limit for its burner size and use. The map cannot check the heater for you.
What about the heater I already own?
Being inside the map does not mean a working heater must come out. This rule concerns sales and installations. Older equipment and some special uses have exceptions; check those before choosing a replacement.
What Ultra-Low NOx means
NOx means nitrogen oxides, gases that form when fuel burns and contribute to air pollution. Ultra-Low NOx describes a burner designed to keep those emissions low.
We check the address, fuel and model together. Near a boundary, confirm the location on the current DEQ map. Utah DEQ map and guidance · Read the equipment rule.
The map checks the location. Utah’s rule is for natural-gas heaters; electric and propane are excluded. Check the burner size and exact model’s emissions label too.
Utah requires water heaters to resist earthquake displacement, with restraints in the upper and lower thirds of the tank. Those restraints need secure connections to the building structure.
Before replacing the valve, check water pressure and thermal expansion. The temperature-and-pressure relief discharge must never be capped or plugged.
Use the local water report to plan. Use an on-site tap test before making final treatment or maintenance decisions.
Programs change by year and qualifying model. Check the current ThermWise requirements after a heater is selected.
Pressure control, venting, restraint, clearances, and the existing piping all affect the finished installation.
Repair or replace
If the tank is dry, find the failed part and price the repair before deciding.
Repair can make sense
A valve, fitting, control, element, or connection may be the repair. Age and warranty still affect whether the repair is a good investment.
Replacement moves forward
A failed pressure vessel calls for replacement. Water on the outer cover or at the base can have another source, so establish the leak location first.
Some problems need a diagnostic visit. We trace moisture, check faults that come and go, and test the venting or electrical components involved before quoting the repair.
Sizing the replacement
Count the fixtures you use together and how long they run. For a tank, we also look at storage capacity and recovery: how quickly it heats the next batch of water.
Tank size tells you how much hot water is stored. The burner or elements decide how quickly more hot water is ready while the house is using it. Compare both when choosing a heater.
A tankless heater has to handle the fixtures running at the same time and how cold the incoming water is. Use the model’s flow rating at the temperature rise required in your home.
Confirm the label, fuel, capacity, vent, and visible installation conditions before a matched package appears.

Start with the problem. Then use the label, age, and installation to decide what makes sense.
No. Start with the symptom. The model and serial make the answer more specific, but they should not stop you from getting help.
A sound tank with a replaceable failed component can still be worth repairing. Compare the repair cost with tank condition, parts availability and the hot water your household needs.
Not until we find where the water starts. A top fitting, relief pipe, drain valve, nearby pipe, or condensation can leave water at the base. A leak through the inner steel tank is different from water on its outer cover.
Utah gas-heater rules can change across air-quality boundaries that do not follow ZIP codes. The address also tells us which local requirements apply before we choose equipment.
