We got called out on a weekend in South Jordan because a client's water heater had stopped working. It was a power vented model, and those can be a little trickier to handle on the weekend. Luckily here at Mountain Man Plumbing we stay prepared for most situations any day of the week. Hot water is not a luxury.

Got a call from a South Jordan customer whose laundry would not shut off. Showed up expecting a bad washing machine valve. Turned out the original install was wrong from day one. No P-trap on the drain, and no proper vent either. Thats why they had been smelling sewer gas in the laundry area.

Buying a home? Check the heater label, try the shutoffs and ask what plumbing has been replaced. The county’s build date won’t tell you whether the valve under the sink is original.

Mountain Man MapData analysis of Salt Lake County’s 2025 assessor records, downloaded June 1, 2026. We matched parcel IDs to primary address points inside the city boundary and used residential property codes 100–199 with a recorded housing unit and a build year from 1800–2026. Each parcel counts once, including condo and apartment parcels. These are property records, not a count of dwellings or plumbing failures. ZIP areas include only their South Jordan portion and are not Daybreak boundaries.
Repair or replace the heater
Water can run down a heater from a leaking connection above it. We find where the leak starts before calling the tank bad. A failed tank needs replacement, but a leaking fitting or replaceable valve may be a much smaller repair.
If the problem is running out of hot water, tell us whether it changed suddenly or the household started using more. A heater fault and a tank that is too small need different answers.
Eight city pressure zones
South Jordan’s water system has eight pressure zones. Its design standards allow supply pressures of 55 to 110 psi. The pressure regulator at your home reduces incoming pressure for the plumbing inside. We measure what reaches your fixtures, then check how that reading changes when water is running.
One weak faucet may have a plugged screen. Several weak fixtures can point to a restriction at a shutoff, filter or regulator. A reading that climbs while the water heater heats calls for checking thermal expansion too.
Plan before closing the walls
That capped pipe in the slab may not land where your new toilet needs to go. We check the existing drains, vent connections and fixture locations before the room is framed. If wastewater can’t drain downhill to the sewer, the plan may need a sewage-ejector pump.
Leave room to service the heater, softener and shutoffs after the basement is finished. South Jordan’s remodel checklist asks you to show those equipment locations along with the plumbing fixtures.
The place behind the address
The South Jordan Canal brought irrigation water onto the dry bench above the Jordan River in 1876. Farms spread onto that higher ground. The roads now called 10400 South and 11400 South also carried traffic toward the mines to the west.

Parts of today’s Daybreak occupy former Kennecott evaporation-pond land. EPA’s redevelopment records describe the cleanup that made residential development possible. Daybreak’s streets replaced an industrial landscape after years of cleanup.
For the water coming into those homes today, South Jordan buys its drinking water from Jordan Valley Water Conservancy District. Start with the city’s water report and a test at the tap when choosing treatment for your home.
The city uses meter readings to flag continuous water use. A notice means water kept moving, but it doesn’t tell you where. A running toilet, irrigation cycle or softener stuck draining can all leave a trail in the usage history.
Look at the portal’s hourly readings alongside your watering and softener schedules. South Jordan offers free leak checks. Once the problem is located, we can repair a failed toilet part, valve or leaking pipe.
That’s South Jordan’s published hardness range, also stored in our MapData water records. At the same water use, a softener treating 10-grain water handles about 43% more hardness than one treating 7-grain water. The setting matters.
We measure the incoming hardness before setting the softener, then test the treated water. Salt in the brine tank alone doesn’t prove it’s working. Hardness describes calcium and magnesium. It doesn’t tell you whether water contains lead or bacteria.
Part of South Jordan has secondary irrigation water, fed mainly by Utah Lake through canals. Its pressure changes with elevation, canal levels and how many people are watering. If the sprinklers lose water while the kitchen tap works, check which supply serves the yard. Adjusting the house regulator won’t fix a separate canal supply.
Drinking water & secondary irrigation
Both lines can be pressurized. Secondary irrigation water is untreated. A hose or pipe joining it to the drinking-water line creates a cross-connection and a serious contamination risk.
Higher irrigation pressure can push untreated water into the house and street main. A pressure drop on the drinking-water side can also draw water back through that connection. One bad hookup can affect the neighbors too.

Don’t bridge the supplies to keep sprinklers running when secondary water is off. South Jordan requires a manual disconnect, swing-joint connection and an RP backflow assembly for dual-source irrigation, with annual assembly testing.

The city lists drinking-water hardness at 7 to 10 grains per gallon. We measure the water at your house before setting a softener, and check treated water too if a softener is already installed. The city’s range is useful background, but it doesn’t tell us whether your equipment is working.
Do not join the two supplies with a hose or a permanent pipe. That cross-connection can send untreated irrigation water into the drinking supply when pressures change. South Jordan requires a manual disconnect, swing-joint connection and RP backflow assembly for a dual-source irrigation arrangement, with annual assembly testing. Testable assemblies and certified testing go to a backflow specialist.
South Jordan lists permits for new water heaters and basement finishes. For a basement remodel, the plans need to show the plumbing fixtures and equipment locations. We talk through the plumbing work and inspection timing before the walls are covered.
Yes. Let us know who approves repairs and who can provide access. A failed under-sink shutoff can turn a small fixture repair into a building water shutdown, so we coordinate that before taking the connection apart.
Access and the condition of nearby parts make a difference. Replacing an exposed valve is different work from reaching it behind a tiled shower. We explain the repair, anything else needed to complete it and the price before you approve the work.
