North Salt Lake Bradford White Water Heater Swap

We were called to this North Salt Lake rental property because the tenant’s water heater was outn. It was only in thre for about three years. As I explained to them, and I’ll explain to you now, the water heaters that come from the big box stores are not the same as supply house models.

We really love Bradford White because they’re the best heaters that we have found, sold to contractors only. Looking at the old Rheem still in place, you could see the bottom end of the tank had started to fail with rust and standing water in the pan. That short life is exactly what we see when a box-store unit gives out early.

We pulled the old tank so they could warranty it and get credit back, which softened the repair bill a bit. Then we set a standard 40-gallon Bradford White in the same accessible spot, reused the water, gas, and vent connections where they were code-compliant, strapped it, hooked up the T&P, fired it, and leak-tested everything. Old tank went out for haul-away.
