What West Jordan’s building years can tell us
In West Jordan’s 84088 area, 61% of the residential properties we reviewed were built in the 1980s and 1990s. Part of that building boom overlaps the polybutylene era. Water-supply pipe stamped PB2110 identifies polybutylene, which has a history of pipe and fitting failures.
One easy detail to miss: a copper pipe coming out below a sink can connect to polybutylene farther back. We check the supply piping itself before recommending a small repair or a repipe. Finding the actual material tells us more than the age of the house.

Our September 2026 MapData analysis joins 2025 Salt Lake County assessor records to primary addresses inside West Jordan. Each residential parcel with a housing unit and valid construction year is counted once. These are property records, not a count of individual dwellings or original plumbing systems.
In 84084, 3,770 records predate 1980. In 84088, 5,543 date to 1980 through 1999. In 84081, 5,139 date to 2000 through 2009 and 3,058 to 2010 onward. The three ZIP areas cover 30,530 of the city sample’s 30,617 records.
The water network changes with elevation
West Jordan defines its supply zones by elevation. The pressure regulator at a house then reduces the incoming supply pressure for the plumbing inside. That is why we measure at the house before recommending a pressure repair.
Our MapData overlay found a 29-year gap in median construction year between properties inside mapped Zones 2 and 5. It puts the city’s older and newer neighborhoods alongside its water network, without treating a zone number as a reading from your faucet.
We overlaid our residential property sample on the city’s public pressure-zone polygons collected June 3, 2026. The map is clipped to West Jordan. Zone 2 contains 4,329 qualifying records and Zone 5 contains 3,131. This describes properties within mapped boundaries, not verified service assignments or live pressure.

The city’s 2026 report gives two 2025 averages: 117.7 mg/L calcium hardness and 182.7 mg/L total hardness. Calcium alone leaves out about 36% of the total. A softener also has to handle magnesium.
We use a total-hardness test at the untreated tap to choose the setting, then test the softened water. The city average tells us about the supply. The tap test tells us what your equipment is treating.

The old gate valve wouldn’t shut the water off. We coordinated a curbside shutdown, then replaced the gate valve, failed regulator and corroded galvanized nipples together. The new ball valve lets the homeowner shut off the house.
