We got called back to this condo in South Salt Lake because on a prior visit we had already noticed some of the water shutoff valves were in bad shape. If you know anything about fixture shutoff valves, they’re the only things standing between you and a flood, and your ability to shut water off quickly—especially in a multifamily unit. These ones still had the old multi-turn twist-style stops that have been failing all around the valley. I probably change out a couple hundred of those a year myself, so if you’ve got them, keep a lookout.
What made this job interesting was just how many needed attention once we started going fixture to fixture. We pulled the seized or outdated stops, shut the water down as needed, and put in new standard quarter-turn fixture shutoff valves where they fit. Then we reconnected the existing supply lines that were still good, restored water, and checked each one for leaks and solid operation.
While we were under the bathroom sinks we also swapped a couple of push-pop drain assemblies that were leaking. That meant removing the old drain parts, installing new clicker-style assemblies sealed to the sinks, verifying open and close, tying back into the usable tubular drain piping, and testing for leaks and proper drainage. In total we changed out twelve of those old twist valves in the unit, which gives them real insurance they can shut the water off fast if they ever need to, and now everything is working like it should.
