Cottonwood Heights, underneath it all
## A young city. Established homes.
The city incorporated in 2005. The houses, water lines and sewer district were here long before that. We looked through county records and utility maps to put numbers to the difference.
### Older homes & remodels
Original analysis · County property records
### Most of these homes came before City Hall.
**10,422 of the 11,157 residential parcels** in our Cottonwood Heights sample have construction years before 2005. The biggest building decade was the 1970s, with 3,947 parcels.
The age mix changes across town: parcels with an 84121 address have a median build year of 1974 in our city sample. For those with an 84093 address, it is 1989.
Call us for the shower that needs rebuilding, the water heater that quit or the bathroom you’re ready to update. We handle the repair you need now and the plumbing for larger projects.

### How we counted
We joined 2025 Salt Lake County assessor records to county address points inside the mapped Cottonwood Heights boundary, using one address per parcel and preferring the primary address. We counted parcels with housing units and a valid construction year; two invalid years were excluded.
10,422 ÷ 11,157 = 93.41%. Parcels are not individual apartments or people. A construction year does not tell us which plumbing has since been replaced.
County data ↗Our aggregate results ↗
### Water & softeners
Two providers · Different source water
### Canyon water still has minerals.
Salt Lake City’s **2026 water-quality report, using 2025 data**, lists total hardness of 136 ppm at the Big Cottonwood treatment plant and 152 ppm at Little Cottonwood. Its wells and springs have a wider range.
These are source-water results, not a hardness test at your house. We can test your incoming water and help you choose and set up a softener, or discuss filtration for the water you drink.

### What about sprinkler backflow?
The city’s water-planning document says outdoor irrigation uses culinary water because secondary water is not available. That makes the connection to the sprinkler system a drinking-water protection issue. Salt Lake City’s report describes annual testing of those assemblies. Certified testing and testable assemblies go to a backflow specialist; Mountain Man services non-testable devices and their plumbing connections.

### Your ZIP doesn’t pick the provider.
Cottonwood Heights drinking-water provider boundaries Salt Lake City covers most of the mapped city. Jordan Valley retail covers smaller western areas. These are approximate service boundaries, not individual customer connections. N Cottonwood Heights city boundary · September 2026 analysis
Salt Lake City Public Utilities Jordan Valley retail Outside either mapped provider area
Our 84121 sample inside city limits includes **8,722 parcels in the SLC area and 279 in the Jordan Valley retail area**. Check the name on your water bill before choosing a utility report.
### Map source & counts
We overlaid the county parcel sample on Utah’s 2024-reporting-year culinary service boundaries. Across Cottonwood Heights: 10,262 parcels in the SLC boundary, 892 in Jordan Valley’s retail boundary, three outside both; no overlap. The drawing clips those provider areas to the city boundary.
Geographic coverage only, not customer accounts or a live address lookup. Boundary records can lag service changes.

### Drains & sewer
From the district’s audited records
### The sewer district predates the city by 50 years.
Cottonwood Improvement District was created in **1955**. Its 2024 annual report describes a regional system that also receives sewage from both Big and Little Cottonwood Canyons.
Mountain Man handles drain cleaning, toilet repairs and the drain, waste and vent plumbing inside the home. For a public sewer-main problem, Cottonwood Improvement District is the utility contact.
Planning a basement bathroom or moving a kitchen? We can look at the existing drain connections and go over the plumbing scope before the remodel starts.

Two dates. One local story.
1. **1955** Cottonwood’s sewer district is created.
2. **2005** Cottonwood Heights incorporates.

## Getting water uphill took a wooden pipe.
1924 The higher bench joins the water exchange.
Salt Lake City built a pumping plant at **2080 East and 6200 South** and a **30-inch wood-stave pipe** running east toward today’s I-215 crossing of Big Cottonwood Creek.
It carried irrigation water from the East Jordan Canal. That let higher-bench farmers trade their canyon water to the city while keeping their fields watered. Drinking-water service to the exchange partners helped open the farmland to homes.

Butlerville’s part in the story
### A water trade brought the drinking-water system.
The Butler Schoolhouse historical marker records a **July 1931 agreement** between Salt Lake City and the Brown & Sanford Irrigation Company. The city installed a culinary water system in exchange for company water.
The marker also records eight fire hydrants added in 1935, then five more in 1948.
See the marker and its transcription ↗
### Before the trade: gravity. Later: pressure.
Big Cottonwood’s original conduit began delivering water in 1907. It followed the foothills for 7.23 miles to Parleys Canyon, flowing by gravity. In 1982, a larger pressurized pipeline replaced that original conduit.
The conduit and the wooden irrigation-exchange pipe were separate works. These dates describe public infrastructure, not the pipes in a particular house.

The price, in plain terms
## What does the price cover?
1. 01 **Name the work.** What's being repaired or installed, and what stays.
2. 02 **Check what's included.** Parts, labor, access, cleanup and any required permit.
3. 03 **Settle the open questions.** Extra work, exclusions and the warranty for this job.
A quote for work at your Cottonwood Heights home should make the scope clear. Check who handles access and patching, whether any further diagnosis costs extra, and what happens if opening things up reveals more damage.
**Found a lower number? Ask us why ours is different.** Bring both descriptions of the work. Compare the equipment, repair scope and exclusions before deciding what the difference buys. A higher price alone doesn't prove a better job.

Cottonwood Heights plumbing questions
## Before you book.
- Financing options ↗
- City permit questions: (801) 944-7062
- SLC water information ↗
### Can I book a small repair in Cottonwood Heights?
Yes. Call us for a leaking faucet, toilet repair, disposal, shower valve or shutoff. We also handle water heaters, water treatment, repiping and plumbing for kitchen, bath and basement remodels.
### Can you help with an older home or a basement remodel?
Yes. We can repair the existing plumbing or plan new water, drain and vent connections. We will go over access, the work involved and the price with you. For a new basement apartment, check Cottonwood Heights’ ADU requirements as well as its building-permit process.
### Does Cottonwood Heights have its own water department?
The city lists Salt Lake City Public Utilities and Jordan Valley Water Conservancy District as drinking-water providers. Cottonwood Improvement District handles the public sewer system. Check the provider on your bill; a Cottonwood Heights address alone does not identify it.
### Does canyon water mean I do not need a water softener?
It still contains dissolved minerals. Salt Lake City’s 2026 report lists different hardness results for Big and Little Cottonwood treatment plants and for its wells. Those are source results, not a test of your faucet. We can check the incoming water and talk through whether softening fits your household.
### Can you coordinate repairs with a property manager?
Yes. Tell us who can approve the work, how we can get access and whether a shared water shutdown needs to be arranged. We can discuss the repair with the owner or manager before the job starts.
### Can I get a second opinion or use financing?
Yes. Send your written quote through our second-opinion tool, or contact us to discuss the work. Wisetack financing is available for eligible repairs and installations, subject to credit approval and varying terms.

!Water comes up out of the washing machine standpipe. Before you snake it, find out if the drain can breathe. DIY TIP / 01
Laundry Plumbing
### Water comes up out of the washing machine standpipe. Before you snake it, find out if the drain can breathe.
A washing machine doesn't drain, it pumps, and a top-loader pushes up to 17 gallons a minute into a pipe that has to take every bit of it. Ten minutes with a five-gallon bucket tells you whether the line is actually blocked or just can't get air, and those two need opposite repairs.
