# Planning a gas line: cost, permits & handoff

The route, appliance demand and access determine much of a gas-line project’s cost. Here’s how to compare quotes and plan permits, inspections and finish repairs.

### Gas words, in plain English No trade vocabulary needed.

**Demand / load**

How much gas the equipment needs. An appliance label gives its fuel input in BTU per hour; add the relevant appliances when assessing a shared pipe.

**BTU/h / input rating**

British thermal units per hour: the rate of fuel energy going into an appliance. Heat output is what it delivers after losses, so use the **input** rating for gas-supply calculations.

**Flow / CFH**

How much gas passes a point over time. CFH means cubic feet per hour. A cubic foot is a volume, like a box one foot on each side.

**Pressure / pressure drop**

Pressure is the push on the gas. A pressure difference moves it along a pipe. The reduction in pressure along the route while gas flows is called pressure drop.

**Capacity**

How much gas a pipe, meter or other part can deliver at the specified pressure. The connected appliances determine how much capacity is needed.

**Branch / upstream / downstream**

A branch takes gas from a shared route to part of the system. Upstream means toward the supply; downstream means in the direction gas travels toward the appliances.

**Meter / regulator**

The meter measures gas use. A regulator controls pressure.

**Shutoff / sediment trap**

A shutoff is a valve that stops supply to a section. A sediment trap is a capped pocket arranged to catch debris before it reaches an appliance’s gas controls.

**Inlet / manifold**

The inlet is where gas enters an appliance. The manifold distributes it to the burners inside. Pressure requirements at these two places can differ.

**Combustion air / venting**

Combustion air is air needed to burn fuel. Venting carries the resulting exhaust away.

**Clearance / access**

Clearance is required space around equipment or piping. Access means being able to reach a part for inspection or service.

**Code / commissioning**

Code means installation rules adopted for the job’s location. Commissioning means checking and starting equipment according to its instructions, then confirming that it operates as required.

## What changes *the cost of a gas line?*

Access, appliance demand and finishing work drive much of the cost. Opening and repairing a finished ceiling adds labor. A trench adds excavation and restoration. A larger appliance can require upgrades to the piping it shares with the rest of the house.

### Supply assessment

Fuel, equipment models, the appliances sharing the piping, how much the meter can deliver and the supplied pressure.

### Installation access

Route, material, supports, protection, hidden spaces, digging and connections between piping products.

### Work included at completion

Permits, inspections, utility coordination, connection, startup and repair of disturbed finishes.

Ask for the quote to include the pipe route, connections, testing, permits and finish repairs. Confirm any visit or diagnostic fee when scheduling.

## Who does *which part?*

**The property owner**

Chooses the equipment and location, clears access and agrees to the work and price. Keep the model information and completed job records.

**The gas-piping contractor**

Plans and installs the customer-owned piping, tests the work and arranges the agreed permits and inspections.

**The gas utility**

Handles the service line and metering equipment it owns, including meter upgrades and utility-controlled service restoration.

**The building authority**

The city or county building department issues permits and inspects work in its jurisdiction.

**Other trades**

May handle appliance installation, electrical connections, exhaust piping, digging, drywall repairs or restoring the landscaping. Put those responsibilities in the proposal.

## Permits belong *in the plan.*

Plan permits and inspections before opening walls or digging. The building department serving the project address identifies the permit needed for a new line, relocation or repair.

Name the person obtaining the permit and scheduling inspection in the proposal. Leave piping exposed until the required inspection is complete, then schedule wall repair or trench backfill.

Local building departments include Sandy City and Salt Lake City Building Services.

## A comparison you can *actually make.*

Use these questions when comparing proposals.

| “Install gas line” | Which appliance, route, material and connection are included? |
| “Existing supply” | Does the quote account for shared piping and any meter upgrade? |
| “Permit included” | Who schedules inspection, and what happens if another correction is required? |
| “Ready for appliance” | Is the appliance connected, started and checked for proper operation, or is only the piping completed? |
| “Excavation/access” | Who locates buried lines, opens walls or trenches, refills excavated soil, and repairs finishes and landscaping? |
| “One-day job” | Does that describe labor time or the calendar time including utility and inspection steps? |

## Before the walls close. *Before the appliance arrives.*

Settle the appliance model and location early. Tell the contractor about future equipment, a scheduled concrete pour, cabinets, an inaccessible crawlspace or a utility notice. Those details can change the route or sequence.

At handoff, have the installer identify the new piping and its shutoff. Keep the invoice, test results and inspection record, and establish who will handle any remaining utility reconnection or appliance startup.
