We check how the whole system responds before deciding which part needs work.\n\n[Learn to read the gauge →](<https://mtnmanplumbing.com/services/pressure-prv/water-pressure-testing/?agentnet=md>)\n\n### Pressure is too high\n\nMeasure it with all water use stopped. A failed regulator can let the higher supply pressure reach your fixtures. Pressure that rises during water heating also calls for checking the expansion tank.\n\n### The shower fades when another tap opens\n\nCheck pressure with water running. A clogged screen, worn regulator, partly closed valve or restricted piping can limit delivery. Compare the regulator's inlet and outlet to narrow the search.\n\n### The pipes bang or the valve chatters\n\nCheck the pressure, then look at how quickly valves close and how the pipes are supported. Regulator wear and an unsuitable valve size can also cause noise. Appliance shutoffs may need water-hammer arresters.\n\n### The regulator is leaking\n\nFind the first wet point: connection, union, body or spring cover. A serviceable gasket or internal part may be repairable; a damaged casting usually means replacing the valve.\n\nThe pressure bench / explore in 3D\n\n## Small spring. Big responsibility.\n\nThe home valve uses a spring directly against outlet pressure. The larger valve uses a small pilot and water-filled control tubing to operate its main diaphragm.\n\nBuilding the pressure bench…\n\nDirect-acting / residential\n\nIncoming supply**120 psi** House side**50 psi**\n\nTry the valve\n\n**The outlet has reached its setting.**\n\nThe spring and outlet pressure balance. The seal rests on its seat and the water passage closes.\n\nSelected part\n\n### Pressure, automatically controlled\n\nFollow the water from the inlet to the outlet. Change the demand to see the regulating parts move.\n\nThe drawings explain the two operating principles. Use the part names to see what moves and what each part does.\n\n### Model notes & the commercial difference\n\nBoth regulators use flexible diaphragms. The home cutaway shows a direct-acting, spring-loaded reducing valve. The larger globe valve has a separate pressure-reducing pilot, an inlet restriction and a cover-control circuit. Its small tubes carry control water.\n\nA pilot-operated station can handle large and changing demands. Selection includes minimum and peak flow, available pressure and the risk of cavitation—vapor bubbles forming and collapsing inside the valve during a large pressure drop. Some stations use multiple valves to cover that duty.\n\nThese mechanism models use consistent proportions within each assembly; each is fitted to the viewer separately. Motion is slowed and the section opened for visibility. The 120-to-50 psi example shows regulation, rather than a particular product's flow-performance curve.\n\nRead more: [Watts: LF25AUB pressure range & flow data ↗](<https://www.watts.com/dfsmedia/0533dbba17714b1ab581ab07a4cbb521/20383-source/es-lf25aub-pdf.pdf>) · [Cla-Val: 90-01 pilot-operated valve & circuit ↗](<https://www.cla-val.com/wp-content/uploads/2021/03/E-90-01.pdf>)\n\nPounds per square inch / psi\n\n## Put a number to the pressure.\n\nPressure is the push behind the water. Flow is the amount coming through, usually measured in gallons per minute. A gauge reading becomes much more useful when you know whether water was running.\n\n0 120 psi**50 psi · at rest**\n\nExplore a static pressure reading\n\n20 psi 80 psi 120 psi\n\n### A common starting setting\n\nA typical home works well around 40–60 psi. Many residential regulators, including the standard Watts LF25AUB, arrive set to 50 psi. We check the final setting against the home's fixtures and performance during use.\n\n**Above 80 psi at rest:** the domestic supply needs pressure reduction. That upper limit is a trigger to act, rather than a target to set the house to.\n\n**A weak shower at a normal reading:** repeat the measurement while another fixture runs. Restrictions show up under demand.\n\nRead more: [Oklahoma State University: residential pressure range ↗](<https://extension.okstate.edu/fact-sheets/managing-pressure-in-the-home-irrigation-system>) · [Watts: LF25AUB pressure range & flow data ↗](<https://www.watts.com/dfsmedia/0533dbba17714b1ab581ab07a4cbb521/20383-source/es-lf25aub-pdf.pdf>) · [ICC: residential water-pressure requirements, P2903.3.1 ↗](<https://codes.iccsafe.org/content/IRC2021P3/chapter-29-water-supply-and-distribution>) · [Utah: adopted construction codes ↗](<https://le.utah.gov/xcode/Title15A/Chapter2/C15A-2-P1_1800010118000101.pdf>)\n\nFrom the bench to the valley\n\n## Elevation gives water its push.\n\nUtah neighborhoods climb and descend hundreds of feet. Utilities divide their networks into pressure zones, using tanks, pumps and regulating stations to serve that terrain. Within a zone, a home farther below the water's pressure level can receive more pressure.\n\nEvery 100 feet of vertical drop adds about **43 psi** of static pressure. The home's regulator brings that supply down to a useful household setting.\n\nTry the height difference 150 ft\n\n65 psi from elevation alone\n\nA water tank above a hillside neighborhood The vertical distance from water level to the home's service adds static pressure. Utilities use separate pressure zones across changing elevations. Water level Vertical drop Supply → home regulator → fixtures\n\n**Sandy uses pressure zones and utility PRVs too.** Your address, zone and current demand determine the actual supply reading. This diagram isolates the effect of elevation.\n\nRead more: [Caleffi: plumbing pressure & elevation ↗](<https://www.caleffi.com/en-us/blog/2-plumbing-system-pressure-concepts>) · [Sandy City: water system & pressure zones ↗](<https://www.utah.gov/pmn/files/898561.pdf>)\n\nA second source of rising pressure\n\n## Hot water grows in volume.\n\nAs a tank water heater warms its stored water, that water expands. In a closed system, a working expansion tank accepts the extra volume. Without that space, the pressure can rise even with a correctly set regulator.\n\n[Follow a pressure rise between uses →](<https://mtnmanplumbing.com/services/pressure-prv/water-pressure-testing/#pv-creep>)\n\nPRV → Water\nheater\n\n↔ *Air cushion***Expanding water**\n\nThe expansion tank connects to the cold-water piping serving the heater, downstream of the regulator.\n\nRead more: [Watts: thermal expansion in a closed system ↗](<https://www.watts.com/dfsmedia/0533dbba17714b1ab581ab07a4cbb521/18042-source/pg-thermexpansion>)\n\nOur work / your water system\n\n## Repair the part. Prove the result.\n\nWe check inlet pressure, service or replace the regulator, set the outlet with a gauge and run fixtures. We also check the adjoining shutoff and the system's thermal-expansion arrangement.\n\n[What PRV service includes →](<https://mtnmanplumbing.com/services/pressure-prv/prv-repair-replacement/?agentnet=md>)\n\nQuestions from the house\n\n## Water pressure, explained.\n\n### What does a PRV do?\n\nA pressure-reducing valve lowers incoming water pressure before it reaches the house plumbing. Inside, a movable seal narrows or opens the water passage as demand changes. You will usually find the home regulator near the main water shutoff.\n\n[Link to this answer](<https://mtnmanplumbing.com/services/pressure-prv/#answer-what-does-a-prv-do>)\n\n### What water pressure should my house have?\n\nA typical home works well around 40–60 psi. Many residential regulators arrive set to 50 psi; a plumber checks that setting with a gauge and with water running. Building water pressure above 80 psi at rest needs pressure reduction. The final setting also depends on fixture ratings, the height of the house and losses through its pipes and equipment.\n\n[Link to this answer](<https://mtnmanplumbing.com/services/pressure-prv/#answer-what-water-pressure-should-my-house-have>)\n\n### Why is the shower weak if the gauge looks normal?\n\nA gauge with every tap closed shows pressure at rest. A clogged regulator screen, partly closed valve, filter or restricted pipe can still limit the amount of water available when taps open. A second reading with water running helps find that restriction.\n\n[Link to this answer](<https://mtnmanplumbing.com/services/pressure-prv/#answer-why-is-the-shower-weak-if-the-gauge-looks-normal>)\n\n### Can a bad PRV make the pressure too high and too low?\n\nYes. A damaged seat can let pressure climb while the house is quiet. Debris or a stuck mechanism can limit flow during use. Measurements on both sides of the valve help separate regulator trouble from a supply or house-piping problem.\n\n[Link to this answer](<https://mtnmanplumbing.com/services/pressure-prv/#answer-can-a-bad-prv-make-the-pressure-too-high-and-too-low>)\n\n### How long does a pressure regulator last?\n\nService life varies with water conditions, debris, pressure difference and use. Replace or rebuild it based on leakage, unstable pressure, restricted flow and the condition of its parts. An age estimate alone does not establish that a regulator has failed.\n\n[Link to this answer](<https://mtnmanplumbing.com/services/pressure-prv/#answer-how-long-does-a-pressure-regulator-last>)\n\n### Will a new PRV stop water hammer?\n\nExcessive pressure can make banging worse, so it belongs in the diagnosis. Fast-closing appliance valves, loose pipe supports and missing or failed water-hammer arresters may also need attention.\n\n[Link to this answer](<https://mtnmanplumbing.com/services/pressure-prv/#answer-will-a-new-prv-stop-water-hammer>)\n\nMountain Man Plumbing / Salt Lake Valley\n\n## Get your water under control.\n\n[Call (385) 766-8935](<tel:13857668935>)\n\n- [Main water shutoffs →](<https://mtnmanplumbing.com/services/shutoff-valves/?agentnet=md>)\n\n- [Water heaters & expansion →](<https://mtnmanplumbing.com/water-heater-repair/?agentnet=md>)\n\n- [Restricted old piping →](<https://mtnmanplumbing.com/services/whole-home-repipe/?agentnet=md>)\n\n- [The line from the meter →](<https://mtnmanplumbing.com/services/water-service-line/?agentnet=md>)\n\n### Sources & public guide record\n\n[Guide data (JSON)](<https://mtnmanplumbing.com/pb/facts/pressure-guide/guide.json>) · [Read as plain text](<https://mtnmanplumbing.com/services/pressure-prv/?agentnet=md&agentnet_display=html>)\n\n- [Watts: LF25AUB installation, adjustment & troubleshooting ↗](<https://www.watts.com/dfsmedia/0533dbba17714b1ab581ab07a4cbb521/11894-source/639119464660000000/1910200-pdf.pdf>)\n- [Watts: LF25AUB pressure range & flow data ↗](<https://www.watts.com/dfsmedia/0533dbba17714b1ab581ab07a4cbb521/20383-source/es-lf25aub-pdf.pdf>)\n- [Cla-Val: 90-01 pilot-operated valve & circuit ↗](<https://www.cla-val.com/wp-content/uploads/2021/03/E-90-01.pdf>)\n- [Caleffi: plumbing pressure & elevation ↗](<https://www.caleffi.com/en-us/blog/2-plumbing-system-pressure-concepts>)\n- [Watts: thermal expansion in a closed system ↗](<https://www.watts.com/dfsmedia/0533dbba17714b1ab581ab07a4cbb521/18042-source/pg-thermexpansion>)\n- [ICC: residential water-pressure requirements, P2903.3.1 ↗](<https://codes.iccsafe.org/content/IRC2021P3/chapter-29-water-supply-and-distribution>)\n- [Utah: adopted construction codes ↗](<https://le.utah.gov/xcode/Title15A/Chapter2/C15A-2-P1_1800010118000101.pdf>)\n- [Sandy City: water system & pressure zones ↗](<https://www.utah.gov/pmn/files/898561.pdf>)\n- [Denver Water: finding restricted flow in a home ↗](<https://www.denverwater.org/residential/services-and-information/troubleshooting-and-repairs/low-water-pressure>)\n- [Oklahoma State University: residential pressure range ↗](<https://extension.okstate.edu/fact-sheets/managing-pressure-in-the-home-irrigation-system>)\n\nConnected in your home\n\n## Keep following the plumbing.\n\n- [01 **Water shutoff valves →** Find the manual valve beside the pressure regulator.](<https://mtnmanplumbing.com/services/shutoff-valves/?agentnet=md>)\n- [02 **Water heater repair & learning hub →** Heated water expands; the hot-water system is part of pressure diagnosis.](<https://mtnmanplumbing.com/water-heater-repair/?agentnet=md>)\n- [03 **Buried water lines · referral guide →** Follow incoming water back through the yard to the meter.](<https://mtnmanplumbing.com/services/water-service-line/?agentnet=md>)",
