## Sandy’s big building decade? The ’70s.

We joined county property records to Sandy’s city boundary. **11,543 residential parcels in our sample were built in the 1970s.** That one decade accounts for 41% of the total—more than the 1980s and 1990s combined.

Look within the city’s ZIP areas and the median build year shifts from **1978 in 84070 and 84093 to 1985 in 84092.** Sandy’s housing boom is now well into its repair-and-remodel years.

Keeping the bathroom? We repair toilets, shower valves and faucets. Changing it? We install the water, drain and vent piping, too. There’s room between living with a bad fixture and tearing out the whole bathroom.

One primary address per parcel; housing units above zero; construction years 1800–2026. ZIP figures include only the portion inside Sandy. 11,543 ÷ 28,153 = 41.0%.

Parcels are not individual homes or utility accounts. Construction dates do not establish the age or material of the plumbing installed today. We publish aggregate counts, with no owner information or individual property locations.

The city’s 2022 water master plan mapped 13 pressure zones, 80 pressure-reducing valves and eight booster stations. Moving water across Sandy takes a lot more than one big pipe downhill.

### How we made the map

We overlaid the same residential parcel address points on Utah’s 2024-reporting-year culinary service boundaries, clipped to Sandy. No sampled points matched overlapping providers. Service boundaries and municipal boundaries are different; this does not place the separate municipality of White City inside Sandy.

Pressure regulator repairs

### The city has regulators. Your house may have one, too.

The 80 valves in that plan belong to the distribution system. They aren’t a count of regulators in people’s homes, and the map doesn’t tell us the pressure at your kitchen sink.

Old Sandy · Pipes, wagons & a thirsty smelter

## Wooden pipes. Five-dollar hookups.

That was Sandy’s early municipal water system. Before it, some water came down from the canyons in wagons.

The first municipal system · About the 1920s

### The pipe from the canyon was made of wood.

Sandy’s first municipal system carried spring water from Little Cottonwood Canyon through wooden stave pipes. It fed a concrete reservoir near today’s **8800 South and 1000 East**, roughly a mile east of the old town.

By about the 1920s, that tank supplied pressurized water to homes. The connection fee was **$5**, including a shutoff valve, curb box and iron pipe. Sandy City recorded those details in its water-system history.

Little Cottonwood Creek · 1895

### One smelter contracted for a tenth of the creek.

In 1895, Mingo Smelter contracted with Union & Jordan Irrigation for **one-tenth of Little Cottonwood Creek’s flow**. Refining ore took enough water to make a smelter a major customer of the same creek that supplied nearby farms and towns.

Then the industry moved. Sandy’s National Register history records Mingo’s dismantling and relocation to Murray in 1898. The furnaces left; the question of who got the water remained.

In 1914, Sandy secured creek water through an exchange: the irrigation company supplied Little Cottonwood water, and Sandy granted it control of the town’s rights to other sources.

### 1870s Canyon water arrived by wagon.**+**

Sandy City’s account describes wagons hauling **40-gallon tanks** of water down from the canyons during part of the 1870s. Ezekiel Holman, who dug one of the early wells, charged **five cents a bucket**. Running water at home was still a long way from being taken for granted.
