          "answer": "A pressure-reducing valve lowers incoming water pressure before it reaches the house plumbing. Inside, a movable seal narrows or opens the water passage as demand changes. You will usually find the home regulator near the main water shutoff."

          "question": "What water pressure should my house have?",
          "answer": "A typical home works well around 40–60 psi. Many residential regulators arrive set to 50 psi; a plumber checks that setting with a gauge and with water running. Building water pressure above 80 psi at rest needs pressure reduction. The final setting also depends on fixture ratings, the height of the house and losses through its pipes and equipment."

          "answer": "A gauge with every tap closed shows pressure at rest. A clogged regulator screen, partly closed valve, filter or restricted pipe can still limit the amount of water available when taps open. A second reading with water running helps find that restriction."

          "question": "Can a bad PRV make the pressure too high and too low?",
          "answer": "Yes. A damaged seat can let pressure climb while the house is quiet. Debris or a stuck mechanism can limit flow during use. Measurements on both sides of the valve help separate regulator trouble from a supply or house-piping problem."

          "answer": "Service life varies with water conditions, debris, pressure difference and use. Replace or rebuild it based on leakage, unstable pressure, restricted flow and the condition of its parts. An age estimate alone does not establish that a regulator has failed."

            "Turn off the fixtures and wait for toilets, ice makers and other water-using equipment to finish filling. The settled gauge reading is static pressure—the pressure sitting in the pipe when water is not moving.",
            "Write down the reading and time. A maximum-reading pointer can catch a higher pressure later, including overnight when neighborhood demand is lower. A peak tells you that pressure changed; the next step is finding when and why it happened."

            "Leave the gauge connected and open another cold-water fixture. Some drop is expected as water moves through the service, regulator and house piping. Record the reading and which fixtures are running. For a useful comparison, repeat with the same fixtures.",
            "If the outlet pressure falls sharply while the inlet stays steady, check the regulator and its screen. If both sides fall, work back toward the supply. If pressure stays healthy near the regulator but distant fixtures fade, inspect filters, softeners, partly closed shutoffs and restricted house piping.",
            "One weak faucet usually sends the investigation to its aerator, cartridge, supply connector and local shutoff. Several rooms losing flow together points toward something they share."

            "A regulator should close its water passage once the downstream pressure reaches its setting. Grit or wear at that seat can let water slip through. The house pressure then slowly approaches the higher inlet pressure. Plumbers call this pressure creep.",
            "Heating water creates another pattern. The water expands; in a closed system it needs somewhere to go. An absent, waterlogged, undersized or incorrectly charged expansion tank can let pressure rise during the water heater's recovery cycle.",
            "Compare readings with heater activity and check the regulator and expansion tank together. Opening a tap can bring either kind of pressure rise down, so that observation by itself does not identify the failed part."
