## Professional Drain Diagnostic

    ![](https://mtnmanplumbing.com/wp-content/uploads/2026/05/clogged-sink-p-trap-cleaning-west-jordan-1.webp)

 1. 01 Precise Diagnostics 01

### Step 1: Precise Diagnostics

Every successful drain repair starts with figuring out what's actually blocking the line. Hair, grease, soap scum, paper, wipes, food waste, tree roots, scale buildup, collapsed pipe — they all need different tools. Using a combination of fixture testing, drain flow patterns, and (when needed) sewer camera inspection, I pinpoint exactly where the clog is and what's causing it before pulling out any equipment. [Book Now](https://mtnmanplumbing.com/book-online/)
 2. 02 Transparent Flat-Rate Quote 02

### Step 2: Transparent Flat-Rate Quote

Once I know what's wrong, I give you a clear flat-rate quote — no hourly surprises, no upsell mid-job. You approve the price before any work begins, and you know what's included. [Book Now](https://mtnmanplumbing.com/book-online/)
 3. 03 The Right Cable For The Job 03

### Step 3: The Right Cable For The Job

The van carries hand augers for close-in work, a drum machine for branch and main lines, and a heavy-duty flex shaft for the tough stuff — scale, grease, and root infiltration that a standard cable just punches through without actually scouring clean. The flex shaft uses a chain-knocker head that grinds debris off the pipe wall instead of just opening a hole in the middle of it. Different problem, different cable, different result. [Book Now](https://mtnmanplumbing.com/book-online/)
 4. 04 Sewer Camera Verification 04

### Step 4: Sewer Camera Verification

For main line work, recurring clogs, and any job where the customer wants to see what's actually going on inside their pipes, the sewer camera goes in. You see the same footage I see — no mystery diagnosis, no "trust me it's bad." If the line is in good shape after cleaning, the camera proves it. If there's a structural issue (root intrusion, belly, cracked clay, separated joints), you get the video and an honest conversation about what's next. [Book Now](https://mtnmanplumbing.com/book-online/)
 5. 05 Clean and Respectful Service 05

### Step 5: Clean and Respectful Service

Drop cloths down, drain cables wiped, work area cleaner than I found it. The gunk that comes out of a drain is the worst part of plumbing — and I treat your floor like it's my own. No splatter on your cabinets, no greasy footprints across your kitchen. [Book Now](https://mtnmanplumbing.com/book-online/)

Trustindex verifies that the original source of the review is Google. Tyler from Mountain Man Plumbing replaced my in-house main water shutoff valve and the pressure reducing valve (PRV) with a very practical new system that enables me to view the line pressure coming in and any drops in pressure easily. Very good looking workmanship. Prior to the work Tyler came out to my home and provided an estimate on the work, and stuck to the estimate. He's been easy to work with, cleaned up after himself, and also allowed me to change an appointment close to my originally planned estimate appointment over the phone. The website is also easy to use and efficient for scheduling an estimate. Thank you!

Trustindex verifies that the original source of the review is Google. ⭐⭐⭐⭐⭐ I had a great experience with Mountain Man Plumbing. Tyler showed up right on time, was professional, and got everything taken care of faster than expected—finishing the entire job in less than a day. He replaced our water heater, took care of the valves, and installed a new expansion tank, all with great attention to detail. Everything is working perfectly now, and the whole process was smooth and stress-free. Highly recommend Tyler and the team if you’re looking for reliable, efficient plumbing work!

## Questions Homeowners Ask About Our Water Heater Repair Services

Questions Homeowners Ask About Our Drain Cleaning

What counts as drain cleaning? Drain cleaning covers any blockage or slow-flow issue in your home's wastewater system — kitchen sinks, bathroom sinks, tubs, showers, toilets, laundry standpipes, floor drains, and main sewer lines. From a simple P-trap clog to a tree-root-infested clay main line, Mountain Man Plumbing handles all of it on the same flat-rate pricing approach.

Do you give pricing before starting drain work? Yes. Flat-rate pricing is the standard — you get the number, sign off, and the work starts. No mystery line items, no "well the snake didn't work so now it's more" surprises mid-job.

Can I text photos or video of my drain issue before booking? Yes — a few photos of the fixture, the cabinet underneath, and any visible water staining or leak evidence helps a lot. A short phone video of the drain backing up or gurgling is even better. Most drain calls can be 80% diagnosed before the truck pulls up.

Do you charge a service fee just to come look? Not always. Many drain issues can be diagnosed remotely from photos and a description of the symptoms. If an in-person diagnostic is genuinely needed, the cost and reasoning get explained before anything is scheduled.

How quickly can you come out for a drain cleaning? When the schedule allows, same-day or next-day is often possible. Sewer line backups, raw sewage coming up through a floor drain, or multiple fixtures backing up at once are the kinds of calls where a quick phone or text is the fastest way to find out what's available.

Do you handle main sewer line clogs? Yes. Main line clogs are the big ones — when toilets, tubs, and washers all back up at the same time. The van carries a drum machine for cabling main lines and a heavy-duty flex shaft for tough roots and scale. If camera inspection reveals a structural issue (collapsed clay, separated joints, sagging line), you get the video footage and an honest scope-of-work conversation before any further work happens.

What's the difference between a regular snake and a flex shaft? A regular drain cable punches a hole through the clog — fast, gets the line flowing again, perfect for the typical soft blockage. A flex shaft is a different animal: a heavy-duty cable with a chain-knocker head that spins inside the pipe and physically scours the walls clean. It's the right tool when a line is coated with years of scale, grease, or hair buildup, or when roots have wrapped around the inside of a joint. The cable opens a hole. The flex shaft cleans the whole pipe.

My drain keeps clogging every few months — is that normal? No. Recurring clogs in the same line almost always mean an underlying issue: tree roots growing through a joint, improper pipe slope (belly), scale or grease buildup coating the walls, or a partial pipe collapse. Snaking it again just kicks the problem down the road. A sewer camera inspection finds the actual cause — usually for less than the cost of two more emergency drain calls.

Can you do camera inspections on my sewer line? Yes. Sewer camera inspection is the right call for: recurring clogs in the same line, home inspection or pre-purchase due diligence, root intrusion suspicion, after any major settling or yard work, or when a snake hits something solid that won't give. The video gets recorded and you get to see exactly what I see — no mystery diagnosis.

Do you do hydro-jetting? No — Mountain Man Plumbing doesn't run a hydro-jetter. The vast majority of residential drain work doesn't need one. The cases that genuinely require jetting (heavily scaled commercial grease lines, certain root-infested main lines beyond what a flex shaft handles) get a straight referral to a trusted local plumber who specializes in it. You don't pay extra, and you don't get talked into a service you don't need.

Why don't you just buy a hydro-jetter? Because on the residential drain calls Mountain Man Plumbing handles every week, a flex shaft with a chain-knocker head plus a drum machine plus a sewer camera covers 95%+ of what comes up. Adding a commercial-grade hydro-jetter to the van means either charging every customer more to amortize a piece of equipment that costs more than most used cars, or the equipment sits in the shop most of the year unused. Specialization beats up-charging. For the 5% of jobs that genuinely need a jet, a referral is the honest answer.

How much does drain cleaning cost? It depends on the line — kitchen sink vs. main sewer is a very different job, and so is a quick hand-auger clear vs. a flex-shaft scour with camera verification. Send a few photos or a short description of the symptoms and you get a real flat-rate quote before any work starts. No hourly surprises, no "$99 special" bait pricing that turns into something else by the time the truck leaves.

Will chemical drain cleaner damage my pipes? Yes, eventually. Sodium-hydroxide and sulfuric-acid based drain cleaners (Drano, Liquid-Plumr Heavy Duty, etc.) generate heat that warps PVC fittings and degrades old galvanized pipe walls. The grocery-store stuff also rarely works on anything but the lightest hair clog — and if it doesn't dissolve the blockage, now the plumber has to work in a line full of caustic chemical. Skip the chemicals, call a plumber.

Can you clear a clogged toilet? Yes. Most toilet clogs are object-related (toy, wipe, "flushable" wipe that absolutely is not flushable, or a buildup of paper in a low-flow trap). A closet auger usually clears it. If the clog is downstream in the branch or main line, the toilet is just where the symptom shows up — that needs a different approach.

What about "flushable" wipes? Flushable wipes are the single biggest cause of preventable sewer clogs in residential plumbing. They don't break down like toilet paper. Even wipes labeled "septic safe" or "flushable" stack up at any joint, root, or slope change in your line and start collecting everything else. If you're using them, put them in a trash can — your sewer line will thank you.

Why does my drain smell bad? Usually one of three things: a dry P-trap letting sewer gas back into the room (run water in the drain for 30 seconds — if the smell goes away, that was it), buildup of organic gunk inside the drain pipe that needs cleaning, or a venting issue pulling sewer gas the wrong direction. Mountain Man Plumbing tracks down which one before recommending a fix.

My drain is slow but not totally clogged — should I wait? Don't wait. A slow drain is a partially clogged drain, and the clog is growing. It's faster, cheaper, and cleaner to address it while water still flows than after the line is fully blocked and standing water is sitting in your sink or tub. The same drain that takes 15 minutes to clear today might take 90 minutes after a full backup.

What if my drain cleaning turns out to be a bigger sewer issue? If cabling or the camera reveals a collapsed line, severe root intrusion beyond what a flex shaft can handle, or a belly in the pipe (where waste pools instead of flowing), the work pauses and you get the camera footage, the diagnosis, and the repair options laid out plainly. Sewer line repair or replacement is a bigger conversation than a drain cleaning — you don't get surprised with it on the invoice.

Are drain enzymes or natural drain cleaners worth using? For monthly maintenance on a slow-drain-prone line, yes — bio-enzymatic products (Bio-Clean, Roebic) actually digest organic matter and don't damage pipes. They won't clear an existing clog, but they're a legit maintenance tool. Skip the chemical drain cleaners; use enzymes if you want a DIY maintenance step.

Do you offer second opinions on drain or sewer quotes? Yes. If another company quoted you a full sewer line replacement, Mountain Man Plumbing will run a camera in the line and give you an honest read on whether that's warranted or whether a flex-shaft cleaning solves the same problem for a fraction of the cost. Sometimes the big quote is fair. Often it's not.

What should I do before the plumber arrives for drain work? Clear stuff out from under the sink or away from the affected fixture so I can get to the cleanout, the P-trap, and the wall connection. If you have a main line cleanout in the yard or basement, knowing where it is saves time. Stop running water in the affected line — backing up water in a clogged drain just makes more cleanup before any work can start.

Are you licensed and insured in Utah? Yes — fully licensed and insured. Master Plumber License #12992295-5501. Homeowners who want to verify can use the public lookup at the Utah Division of Professional Licensing.

What areas do you service for drain cleaning? Mountain Man Plumbing serves Sandy, Draper, South Jordan, West Jordan, West Valley City, Murray, Cottonwood Heights, Millcreek, Taylorsville, Herriman, Riverton, Holladay, Midvale, and the broader Salt Lake County area. We also handle Park City (Summit County), Alta, and Lehi (Utah County).

What makes Mountain Man Plumbing different from larger drain cleaning companies? Locally owned, residential-focused, and run without the scripted sales playbook the bigger outfits use. Where the chain shops show up with a tablet full of stacked options — a cheap "drain special" that magically turns into a multi-thousand-dollar sewer line replacement quote by the time they're done — Mountain Man Plumbing shows up with a diagnosis, an honest scope of work, and one fair price. You get a Master Plumber on every call, not a "drain technician" working off commission targets.
