## Professional Bathroom Plumbing Diagnostic

    ![](https://mtnmanplumbing.com/wp-content/uploads/2025/06/1-1.png)

 1. 01 Precise Diagnostics 01

### Step 1: Precise Diagnostics

Every bathroom call starts with figuring out what's actually wrong. A running toilet is usually the flapper or fill valve, but sometimes it's the flush valve seat or a hairline crack. A leaky shower handle is usually the cartridge, but sometimes the valve body itself is cracked. A "slow drain" can be hair at the stopper, a clogged P-trap, or a venting issue downstream. Mountain Man Plumbing diagnoses the actual cause before pulling out tools. [Book Now](https://mtnmanplumbing.com/book-online/)
 2. 02 Transparent Flat-Rate Quote 02

### Step 2: Transparent Flat-Rate Quote

Once I know what's wrong, I give you a clear flat-rate quote — the number you approve is the number you pay for the work as scoped. If access uncovers something extra (a corroded supply behind the leaky one, a stuck shutoff that snaps when closed, a wax ring spot where the flange is rusted out underneath), the work pauses, you see it, and you decide before any added cost. [Book Now](https://mtnmanplumbing.com/book-online/)
 3. 03 The Right Parts For The Job 03

### Step 3: The Right Parts For The Job

Brand-name parts from local Utah supply houses — Moen, Delta, Kohler, Pfister, TOTO, American Standard, Grohe. Real cartridges, real flappers, real fill valves, real wax rings — not the generic part that looks similar and fails in eight months. Toilets, faucets, and shower valves installed with new supply lines and stops where they're needed, not reused on borrowed time. [Book Now](https://mtnmanplumbing.com/book-online/)
 4. 04 Test Every Fixture Before I Leave 04

### Step 4: Test Every Fixture Before I Leave

After the repair, the fixture gets cycled through real use — toilet flushed and watched through a full tank refill, shower hot-cold-mix run through its range, sink P-trap watched while water runs, every connection checked dry. If anything's going to weep, it weeps now while I'm still standing there. [Book Now](https://mtnmanplumbing.com/book-online/)
 5. 05 Clean and Respectful Service 05

### Step 5: Clean and Respectful Service

Drop cloths down, towels under every joint, every old part bagged out instead of left in your trash. Your bathroom is one of the most private spaces in your house — I treat it that way. Floors wiped, surfaces cleaned, work area left better than I found it. [Book Now](https://mtnmanplumbing.com/book-online/)

Trustindex verifies that the original source of the review is Google. Tyler from Mountain Man Plumbing replaced my in-house main water shutoff valve and the pressure reducing valve (PRV) with a very practical new system that enables me to view the line pressure coming in and any drops in pressure easily. Very good looking workmanship. Prior to the work Tyler came out to my home and provided an estimate on the work, and stuck to the estimate. He's been easy to work with, cleaned up after himself, and also allowed me to change an appointment close to my originally planned estimate appointment over the phone. The website is also easy to use and efficient for scheduling an estimate. Thank you!

Trustindex verifies that the original source of the review is Google. ⭐⭐⭐⭐⭐ I had a great experience with Mountain Man Plumbing. Tyler showed up right on time, was professional, and got everything taken care of faster than expected—finishing the entire job in less than a day. He replaced our water heater, took care of the valves, and installed a new expansion tank, all with great attention to detail. Everything is working perfectly now, and the whole process was smooth and stress-free. Highly recommend Tyler and the team if you’re looking for reliable, efficient plumbing work!

## Questions Homeowners Ask About Our Bathroom repair

 Questions Homeowners Ask

What counts as bathroom plumbing repair? Bathroom plumbing covers everything water-related in the room — toilets (running, leaking, clogged, loose, wobbly, broken handle, weak flush), tub and shower valves (no hot, no cold, won't shut off, dripping, scalding), shower heads and diverters, tub spouts, bathroom sinks and faucets, P-traps and drains, supply lines and angle stops, wax rings and toilet flanges, and hidden leaks in walls or under fixtures. Mountain Man Plumbing handles all of it on the same flat-rate pricing approach.

Do you give pricing before starting bathroom work? Yes. Flat-rate pricing is the standard — you get the number, sign off, and the work starts. If the work uncovers something extra (a corroded angle stop that breaks while being closed, a rotted subfloor under the toilet, a cracked flange under the wax ring), the work pauses, you see it, and you decide before any added cost.

Can I text photos of my bathroom plumbing issue before booking? Yes — photos save a ton of guesswork. Photo of the fixture, photo of the underside or behind it if accessible, and a close-up of where the leak or damage is. If you know the brand of the toilet, faucet, or shower valve, that info up front speeds the right-parts conversation.

Do you charge a service fee just to come look? Not always. Many bathroom issues can be diagnosed remotely from photos and a description of what's happening. If an in-person diagnostic is genuinely needed, the cost and reasoning get explained before anything is scheduled.

How quickly can you come out for bathroom plumbing work? When the schedule allows, same-day or next-day is often possible. An actively leaking toilet, a shower that won't shut off, or water on the bathroom floor are the kinds of calls where a quick phone or text is the fastest way to find out what's available.

My toilet keeps running — can you fix it? Yes. A running toilet is one of the most common bathroom repairs. Usually it's the flapper (worn rubber not sealing the flush valve), sometimes the fill valve (water keeps trickling into the tank), occasionally the flush valve seat itself (mineral buildup or a hairline crack). A running toilet wastes hundreds of gallons a day and shows up on your water bill — it's worth fixing fast.

Can you replace a toilet? Yes. Toilet replacement includes removing the old unit, inspecting the flange and subfloor underneath, replacing the wax ring (or wax-free seal), setting and bolting the new toilet, hooking up the supply line (usually new), and testing through a full flush cycle. If the flange is cracked, rusted, or sitting below the finished floor, repair gets quoted before reinstall — there's no point setting a new toilet on a bad flange.

My toilet is wobbly or rocks when I sit on it — is that a problem? Yes. A wobbling toilet means the wax ring seal is being broken every time someone sits down — and sewer gas plus a slow leak is happening underneath each time. Sometimes it's just loose bolts (easy fix). Sometimes it's a cracked flange or rotted subfloor underneath (bigger fix). Mountain Man Plumbing diagnoses which one before quoting.

My toilet won't flush properly — weak flush, partial flush, multiple flushes? A few common causes: low water level in the tank (fill valve adjustment), partial clog in the trap or the line, mineral buildup in the rim jets under the bowl edge, or a worn flapper that closes too fast. Less commonly: a venting problem downstream. Mountain Man Plumbing works through the list before recommending a fix.

Can you replace a wax ring or toilet flange? Yes. Wax ring replacement is one of the most common bathroom repairs — leaks at the base of the toilet, sewer smell in the bathroom, or a wobbling toilet usually trace back to a failed wax ring. Flange repair is trickier — cracked plastic flanges, rusted iron flanges, and flanges sitting below the finished floor all have different fixes, and Mountain Man Plumbing matches the repair to what's actually there.

My shower valve drips or won't shut off — can you fix it? Yes. Dripping shower valves are usually the cartridge (Moen, Delta, Kohler, Pfister) or the ceramic disc / valve seat depending on the brand. Most major brands have lifetime warranties on the cartridge so the part is often free — you're paying for labor. If the valve body itself is cracked, that's a bigger job because the wall has to open up.

My shower won't get hot — what's wrong? Several possibilities: the hot side of the cartridge is failing (most common on Moen Posi-Temp and similar pressure-balancing valves), the anti-scald limit stop has shifted and is blocking the full hot range (easy fix), or the water heater itself is the issue. Mountain Man Plumbing tests both ends — the shower valve and the water heater — before recommending which one needs attention.

My shower scalds me — anti-scald protection? Modern shower valves are required by code to have anti-scald limit stops, but they can shift over time or be improperly set after a cartridge change. If your shower can go dangerously hot, the limit stop adjustment is usually a 10-minute fix. Older valves without anti-scald protection can be upgraded — worth doing in homes with kids or older adults.

Can you fix a leaky tub spout or diverter? Yes. Tub spout leaks usually come from a worn O-ring inside the spout, a stuck diverter valve, or (on older setups) a cracked spout body. Diverter problems where the shower won't divert away from the tub spout are usually a worn diverter inside the spout or a failed cartridge. Spout replacement is a quick fix; valve work is bigger.

Can you replace a shower head or hand-held wand? Yes. Shower head and hand-held wand swaps are quick — usually less than half an hour. Worth doing when mineral buildup has clogged the spray pattern or when you want to upgrade to a low-flow model. Mountain Man Plumbing uses real thread tape and torque, no leaks at the arm.

My bathroom sink drains slowly — what is that? Usually hair, soap scum, and toothpaste buildup at the pop-up stopper or in the P-trap. Sometimes a partial clog further down the branch line. Mountain Man Plumbing pulls the stopper, clears the trap, and checks flow under load — most slow bathroom drains are a quick fix when caught early.

Why does my bathroom smell like sewer? Three common causes: a dry P-trap on a fixture you don't use often (the seasonal-use shower or sink — run water for 30 seconds and the smell usually goes away), a failed wax ring under a toilet, or a venting issue pulling sewer gas back through the wrong fixture. Mountain Man Plumbing finds the actual source before recommending a fix.

Can you handle bathroom plumbing for a remodel or new fixture install? Yes. Mountain Man Plumbing handles single-fixture replacements and full bathroom plumbing rough-ins. For a full remodel, the plumbing work is usually staged around drywall, tile, and finish carpentry — call early so the rough-in is in the wall before the tile crew shows up.

Do you install customer-supplied bathroom fixtures? Yes, with one caveat: complete, decent-quality, code-compliant fixtures install fine. If the toilet is missing the supply line, the faucet doesn't have the right deck plate, or the shower trim kit is the wrong rough-in for your existing valve, you'll hear about it before any work begins. Customer-supplied fixtures save real money when the fixture is decent. They cost real money when it isn't.

Do you upgrade shutoff valves and supply lines under bathroom fixtures? Yes. Old multi-turn compression stops and stiff supply lines are the most common cause of "I tried to fix my own toilet and now it's leaking" calls. Upgrading to modern quarter-turn ball valves and new braided stainless supply lines while a fixture is already off is one of the highest-value small upgrades in any bathroom.

My exhaust fan is dumping moisture in the attic — is that plumbing? Technically that's mechanical/HVAC, not plumbing — but exhaust fan venting affects bathroom moisture and indoor air quality so it gets asked here often. If yours vents into the attic instead of through the roof or soffit, that's code violation territory and worth getting fixed before mold becomes a bigger problem. Mountain Man Plumbing can refer to a trusted local mechanical contractor for that work.

Do you work with insurance for bathroom leak claims? Mountain Man Plumbing can document the work and provide invoices, photos, and cause-of-loss notes for insurance claims (especially when a wax ring or supply line leak has caused subfloor or ceiling damage), but doesn't bill insurance directly. You pay for the work and submit to your carrier for reimbursement where covered.

What should I do before the plumber arrives for bathroom work? Clear out the cabinet under the sink so I can get to the supply lines, angle stops, and P-trap. Move bath mats, toiletries, and anything else away from the work area. If something's actively leaking, close the fixture's shutoff valve (or the main water shutoff if you can't reach the fixture stops).

Can you help if I do not know where my main water shutoff is? Yes. A lot of homeowners don't find theirs until water's already on the bathroom floor. Mountain Man Plumbing will identify your main shutoff, label it, and walk you through how to use it — that 30-second tour might save you thousands the next time something fails.

Are you licensed and insured in Utah? Yes — fully licensed and insured. Master Plumber License #12992295-5501. Homeowners who want to verify can use the public lookup at the Utah Division of Professional Licensing.

What areas do you service for bathroom plumbing repairs? Mountain Man Plumbing serves Sandy, Draper, South Jordan, West Jordan, West Valley City, Murray, Cottonwood Heights, Millcreek, Taylorsville, Herriman, Riverton, Holladay, Midvale, and the broader Salt Lake County area. We also handle Park City (Summit County), Alta, and Lehi (Utah County).

What makes Mountain Man Plumbing different from larger plumbing companies on bathroom work? Locally owned, residential-focused, and run without the scripted sales playbook the bigger outfits use. Where the chain shops show up trying to turn a simple wax ring replacement into a "full toilet rebuild package" quote, Mountain Man Plumbing shows up with a diagnosis, an honest scope of work, and one fair price. You get a Master Plumber on every call, not a "comfort advisor" upselling things you don't need.
